One Roxborough West

One Roxborough West is North Drive Investments' 28-residence boutique condominium at 1086 Yonge Street, at the corner of Yonge and Roxborough Street West — the geographic centre of Summerhill and a five-minute walk from Rosedale. Designed by Reflect Architecture, the twelve-storey mixed-use building carries five ground-level retail spaces, four second-floor office suites, and 28 residential units above — a mid-rise scale calibrated deliberately to the existing Yonge Street retail character rather than to the taller-tower typology that dominates most of downtown Toronto's preconstruction inventory.

The neighbourhood is one of the most under-supplied luxury quadrants in central Toronto for new-build product. Summerhill and its immediate radius — from the Summerhill LCBO north to Rosedale ravine, west to Cottingham, and east to the North Rosedale streets — is dominated by heritage detached-home stock with almost no purpose-built condominium supply. Suite sizes and pricing are not yet publicly disclosed; the mix is expected to skew toward two- and three-bedroom floor plates and penthouse formats consistent with the downsize-luxury buyer North Drive is targeting.
