1 Marlborough is a 58-residence condominium in the Rosedale and Summerhill quadrant of central Toronto, being developed by Devron Developments and Dorsay Development Corporation at the southwest corner of Yonge Street and Marlborough Avenue. The building is designed by AUDAX Architecture, with ERA Architects leading the heritage strategy and Holbrook & Associates on the landscape. At thirteen storeys and 61 metres, the project is deliberately restrained in massing; the value proposition is architectural quality and residential floor plate, not height.
The base of the building preserves and restores a near-century-old heritage structure originally built as the Canadian showroom for Pierce-Arrow, the American luxury automobile marque. Designated as a heritage property in 1978, the showroom carries double-height arched bays, ornate stonework, and gargoyles that AUDAX has integrated into the ground-floor lobby experience. New storeys above are drawn in a vocabulary that echoes the base: loggias, vaulted arches, and masonry proportions that reference the turn-of-the-century apartment buildings of Manhattan, Paris, and London — a deliberate rejection of glass-tower typology in favour of buildings meant to hold their character for a generation.
Suite sizes range from roughly 1,800 to over 8,000 square feet across large two-bedroom, three-bedroom, estate, and penthouse layouts — a distinctly downsize-luxury configuration, not the studio-and-one-bedroom investor stock that dominates most Toronto preconstruction.
